A little extra planning and hard work could payoff for this property. Development would begin with executing a subdivision of the larger of the two lots which would create a total of 3 separate parcels. Each parcel would require similar development treatments including establishing a building location and driveway by clearing some of the land. Utilities would be brought in from the road during the next phase of construction. The owner's lot, the center parcel and largest of the three, would be developed further back then the flanking lot which would be developed closer to the road. This will help maintain privacy and distance between locations. In addition, we recommend further developing the owners lot by establishing a trail to a second building location near the river. Perfect spot for an off-grid space like a studio or personal retreat.
